Commercial Construction Services
From preconstruction planning through final closeout — licensed, accountable, and built for commercial owners.
One Contractor. Full Accountability.
S&L Construction is licensed to deliver the full spectrum of commercial construction services in Arizona — from the earliest feasibility conversations through final punch list and owner turnover. As a dual-licensed B-01 General Contractor and L-11 Electrical Contractor, we bring broader scope and fewer hand-offs than most firms of our size.
Every service we offer is structured around one principle: protecting the owner’s interests. That means transparent budgeting, proactive schedule management, and an experienced team that communicates — not one that disappears between milestones.
We work exclusively in commercial construction. No residential. No side projects. Commercial is all we do, and it shows in our results.
General Contracting
S&L Construction serves as the licensed B-01 commercial general contractor of record on projects across Arizona. We manage all phases of construction — from subcontractor selection and bid procurement to site supervision, inspections, and owner closeout.
- Single point of accountability from permit to punch list
- Subcontractor vetting, bidding, and contract management
- Real-time schedule tracking and proactive delay mitigation
- Owner communication at every milestone — not just at problems
- Sage 100 Contractor for transparent project financials
- OSHA 30 trained project managers on every site
We’ve served as GC on projects ranging from $500K tenant improvements to $4.7M structural additions — including occupied, multi-phase, and high-security environments for federal agencies and Fortune 100 financial institutions.
Design-Build
When schedule certainty and budget control matter most, an integrated design-build approach is the right structure. S&L Construction coordinates architecture, engineering, and construction under a single contract — one team, one accountability chain, one point of contact for the owner.
By bringing both design and construction under one roof, we can:
- Complete design and preconstruction in parallel with early-phase work
- Catch constructability issues before they become expensive change orders
- Lock in budget earlier with greater confidence
- Compress overall project timeline without sacrificing quality
Construction Management
Sometimes the owner already has a GC in place but needs an experienced advocate on their side of the table. S&L’s construction management services put a licensed, commercial-grade team in the owner’s corner — reviewing GC billings, tracking schedule against contract milestones, managing RFIs and submittals, and ensuring the project closes out the way it was designed to.
- Owner’s representative services from preconstruction through closeout
- GC contract review and billing verification
- Schedule monitoring and variance reporting
- Subcontractor and vendor coordination
- Change order analysis and negotiation support
- Final punch list management and owner documentation
Tenant Improvements
Tenant improvements are where S&L Construction built its reputation. We’ve delivered multi-phase, occupied commercial TIs for some of the most demanding clients in Arizona — financial institutions, federal agencies, healthcare facilities, and Class A office users — where zero disruption to active operations was non-negotiable.
- Multi-phase and occupied-space project execution
- Nights and weekends scheduling where required
- Full interior demolition and reconstruction
- Specialty systems: glass walls, raised flooring, cloud canopy ceilings, operable walls
- MEP coordination including our own L-11 Electrical license
- Client-specific security and access compliance
Project Management
S&L’s project management services bring owner-side control to commercial construction projects of any size or complexity. We manage the full project lifecycle — schedules, subcontractors, RFIs, submittals, inspections, and change orders — acting as the owner’s representative from preconstruction through final punch list and occupancy.
Our project managers are OSHA 30 trained and experienced in commercial construction environments where schedule slippage and budget drift are simply not acceptable. We track in Sage 100 Contractor and report to owners in real time — not at monthly reviews.
Infrastructure Consulting
For owners evaluating existing commercial facilities or planning capital programs, S&L provides infrastructure consulting services — facility assessments, systems coordination with MEP and structural engineers, and project-level advisory to help owners make informed decisions before committing capital.
- Evaluating a facility purchase or lease — get a contractor’s eye on what’s there
- Planning a capital program — scope, phasing, and budget advisory before engaging a GC
- Aging infrastructure assessment (electrical, mechanical, structural)
- Multi-site portfolio facility condition benchmarking
Our dual B-01 / L-11 licensure gives us a broader infrastructure view than most GCs — especially on electrical systems.
Feasibility Reports & Preconstruction Planning
The decisions made in preconstruction determine whether a project finishes on time and on budget. S&L delivers feasibility reports, preliminary budgets, constructability reviews, and phasing strategies before a project breaks ground — so owners have the information they need to commit with confidence.
- Site and program feasibility analysis
- Preliminary construction budgets with real contingency assumptions
- Constructability review of design documents
- Phasing and occupancy strategy for occupied-space projects
- Subcontractor market analysis and early procurement advisory
- Value engineering recommendations at the design stage
